Emergency Repairs
Emergency repairs are to be tackled within 24 hours. An emergency repair is one which is likely to be a danger to health or life, or which could immediately affect the safety of the building.
Electrical
No lights and or power (permanent or emergency), no staircase lighting, exposed wires, over-heating of switches or socket outlets and burnt sockets, flickering lights, water penetration to electrical circuits.
Gas
Gas leaks of any kind.
Water
Fractured pipes, flooding, leaks in cold water supplies, broken toilet pans, leaking or broken soil pipes, or cistern overflow causing internal flooding.
Security
External doors and windows, which cannot be locked or made safe due to break-ins or accidents.
Safety
Unsafe stairs or floorboards, collapsed or collapsing ceilings
Urgent Repairs
Urgent repairs are to be carried out within 5 working days, subject to reasonable access arrangements.
Such repairs would include:
Roof leaks where there is no danger of flooding
No hot water supply.
Repairs to gas or electrical or storage water heaters.
Repairs to central heating.
Electrical (other than emergency) repairs to any defective electrical fittings that could be potentially unsafe.
Repairs to windows or sash fasteners where safety factor is involved.
Defects to ball valves in storage tanks or cisterns.
Blocked drains.

Routine repairs
Routine repairs should be carried out within 20 working days and this would include all repairs other than minor ones, or periodic maintenance, or major repairs costing over £1000 for which money has to be raised.
Examples of such repairs are:
Plumbing
Wash-hand basin or brackets requiring re-fixing. Waste traps or waste fittings requiring repair or replacement. Faulty stop valves or faulty down drain stopcocks.
Carpentry
Re-glazing or repairs to windows and doors not covered by under emergency repairs or tenants responsibility. Easing and adjusting main or front doors. Rotted or defective flooring. Fixing bath panels and framework.
General
Pointing to reveals of window or doorframes. Fixing of vents. Repairs to tiling or fixing of new tile surrounds. Repairs to fencing, external gates, windowsills, external doors, postal knockers, and letter plates. Easing and adjusting internal doors, repairing door linings, architrave’s or door stops or locks to internal doors, replacing gutter brackets where necessary, external pointing or rendering. Painting of exterior and common parts, other than cyclical maintenance. Renewal of worn fittings other than cyclical maintenance.
