Shian is responsible for repairing the structure and exterior of each property and keeping in repair and proper working order installations for the supply of water, gas, electricity, sanitation and heating, including:

Drains gutters, external pipes and the roof.
External walls, external doors (including glazing), windowsills, window catches, sash cords, window frames and external glazing including the necessary painting and decorating.
Internal walls, skirting boards, ceilings, doors, and door frames, but not including painting and decorating.
Chimneys, chimney stacks and flues but not including sweeping except where gas safety regulations are applicable.
Window catches and safety devices, kitchen fittings, kitchen worktops and wall tiles where they have been fitted or installed by Shian, but not including painting and decorating.
Pathways, steps or other means of access.
Plaster work.
Internal garages and stores.
Boundary walls and fences where they exist.
Basins, sinks, baths, showers, toilets, flushing devices and waste pipes.
Electric wiring including sockets and switches, gas pipe outlets and water pipes.
Water heaters, fireplaces, firebrick, fitted fires, central heating installations, and any electrical appliances installed by Shian.

Shian will only be liable to repair the above if they occur through no fault of the occupant and they were not fitted by the tenant without Shian’s consent.
