Here are some examples of what the tenant is responsible for:
All internal decorations and repairs other than those arising from defects which are the liability of Shian.
Keeping internal waste pipes and drains clear.
Providing or replacing:
Light bulbs and fuses. Tap washers. Sink and Bath Plugs.
Chains and pulls to toilets. Toilet seats.
The bleeding and venting of radiators in self-contained central heating systems.
Draught excluders. Cylinder Jackets.
Washing machines and any attachments.
Internal door latches and door furniture, bolts locks where keys are lost, cupboards and unit handles and hinges. Easing and adjusting doors.
Gates hinges and catches. Clothes posts lines and fittings.
Floor tiles (except where affected by rising damp or defective floorboards).
Any damage attributable to the occupiers’ negligence.
Any repair or replacement which has become necessary through the fault of the tenant, their family or visitors: this includes change of locks from lost keys, doors smashed in disputes, window panes broken by children playing football, etc.
