
We expect you to be a good neighbour. This means:
- avoiding confrontation
- keeping noise to a minimum, especially at night and early in the morning
- warning your neighbours before holding a party – and not having them regularly
- not dumping rubbish on your estate, and
- taking full responsibility for your children.
Above all, we do not put up with people being harassed or discriminated against for any reason.
Reporting anti-social behaviour
If you are suffering from anti-social behaviour, we need to know – so report it to us.
If the behaviour is criminal, you should also report it to the police. You can choose to do this anonymously, by calling Crimestoppers on 0800 555 111.
We will investigate, talk to the victim and the perpetrator, and any other witnesses. We may involve other landlords, the police, social services or other agencies.
The action we take, and the timescale, depend on how serious the anti-social behaviour is.
Grade 1 cases involve threats or violence, hate crime abuse, noise targeting one person, arson, drug dealing or prostitution, and/or regular incidents.
Grade 2 cases involves careless behaviour that breaks the tenancy agreement. For example, regular noise nuisance, damage to property or rubbish dumping.
Grade 3 cases are less serious. They might include car parking nuisance, one noisy party or misuse of communal areas.
We respond more quickly to Grade 1 cases than Grade 2 cases, speak to everyone involved and draw up an action plan with the victim. In the most serious cases, we can take legal action.
We will record your Grade 3 complaint, offer advice to both sides, and we may offer to bring in an independent mediator.

Domestic violence

Noise nuisance
Councils have a duty to tackle unreasonable noise, including outside office hours. Because they have more power over noise nuisance than a housing association, we recommend getting their support, if you are suffering from this problem.
